The Hookup Site

You'll see these utility hookups scattered all over the city, wherever there's easy access to a sewer line and space to place a CityDorm unit. Attaching a new CityDorm to a utility hookup requires two recommendations from people who live within a quarter-mile of the unit. If you see one of these and you have friends in the area, ask if they'll sponsor you. A new CityDorm will be delivered and you have first priority to rent it!

A CityDorm unit is a secure, private, sanitary living space with an adjustable bed platform, toilet, sink, and handheld shower. The outer dimensions are 8 feet by 12 feet, and the interior has about 90 square feet of living space. You are welcome to customize the unit as you wish with your own mattress, refrigerator, microwave, wallpaper, posters, lamps, curtains, or other touches to make it yours. All additions and modifications need to be removed when you move out, or come off easily with a pressure washer. Pets and children are welcome.

Rent is 5 EvergreenHours per week. There is no deposit required. There are no credit checks, no criminal background checks, no rental history checks, no personal interviews, no waiting list, no income requirements. Anyone who has earned 10 EvergreenHours is eligible to rent a CityDorm. There is no lease. The week-to-week rental agreement renews automatically.

Other features:
Temperature is controlled by a mini-split heat pump. This allows you to both heat and cool your unit to your personal comfort level.
Natural light enters the unit through large translucent panels. To protect your privacy, there are no transparent windows.
Electrical outlets allow you to charge your devices and have small appliances.

Security
Security cameras record activity outside the CityDorm on a 24-hour loop. You may access the security camera footage at any time through your account. CityDorm Advocates may also access that footage. All footage is automatically deleted in 24 hours unless action is taken to save a clip. Please be aware that video may not be valid as legal evidence if it has been removed from the site. If you need to save something for evidence, do so within the site. If you want to save a picture of an amusing raccoon for social media, use a screenshot. To prevent tampering with evidence, saved security footage cannot be deleted without permission from both the resident and an Advocate.

Utilities
Rent includes a metered amount of water and power. You cannot buy more, so check your utility usage occasionally to ensure you're staying in budget. A small panel inside the unit displays the utilities usage. Unused utilities do not roll over into the next week.

Garbage/Recycling/Compost
Tenants are expected to sort their trash, compost and recycling. Sharps must be in puncture-proof containers. Tenants must ensure that there is no trash within 5 feet of their unit in any direction, even if it's someone else's litter. Failing to do so will trigger intervention. Repeatedly failing to do so may trigger eviction. If you produce more waste than can be accommodated in the included pickup, you must make other arrangements to dispose of it.

Behavior expectations inside the unit
Incense, pets, smoking, drinking, and adult relations inside the unit are all okay. What you do inside your unit is your business, as long as the behavior is legal. Storing stolen goods, prostitution, and manufacturing meth are all illegal behaviors and will result in eviction.

Behavior expecations outside the unit

Keeping the area around the CityDorm neat and tidy is your responsibility. You must clean up any litter and trash within 5 feet of your CityDorm unit even if it isn't your trash.

Outside the unit, you are expected to match your behavior to the local norms on that block. Some places enjoy 10pm football games in the street. Others go silent at 6pm. Know the norms on your block. If you would rather live on a quieter or noisier block, consider moving to a different CityDorm unit. Your primary behavior expectation is: don't annoy the neighbors.

Accessing your unit

Your room key is electronically loaded on to your CityTasker card. Tap the card to unlock the door. When you do so, you will see the countdown until rent is due, and your current EvergreenHours balance. Rent is 5 EvergreenHours per week, automatically deducted from your account every 7 days. Watch your account balance! If you do not have enough EvergreenHours to pay the rent on the day it is due, the door will not unlock

Your rights
You are entitled to quiet enjoyment of your unit. If you are experiencing problems of any kind, please contact an Advocate immediately. This includes situations where a neighbor is harassing you, dumping trash near your unit, or otherwise interfering with your quiet enjoyment of your unit. If you're in immediate danger, call 911. If you have any other problem, call, text, or open a chat with the Advocate line.

Parking

CityDorms do not include parking. If you have a private vehicle, please investigate parking options before deciding to rent the unit.

Larger blocks of CityDorms
The majority of CityDorms are arranged in blocks of 1-3 units. However, there are a few larger blocks where many CityDorms are placed close together. These may have additional amenities and services available as part of the block. If you choose to rent one of these, details will be included in your rental agreement.

Late rent

If you get locked out due to nonpayment of rent, you have 72 hours to load the necessary EvergreenHours onto your card to retain tenancy. You can obtain these by doing CityTasks, or through trade with another CityTasker. As soon as you load the necessary EvergreenHours, unlock the unit and your rights as a tenant are automatically restored. If you got locked out and you are not choosing to re-establish tenancy, please contact Advocate line to arrange to retrieve your belongings.

Move-out
You may move out whenever you wish. Remove all your personal belongings, then check out in your account. This will remove the key from your card and flag the unit to be cleaned and prepared for the next tenant. The units are designed to be cleaned with a pressure washer in less than ten minutes. If cleaning your unit requires more than an hour, or if it is full of personal belongings that must be discarded, an appropriate fee in EvergreenHours will be deducted from your account, even if that takes the account into negative numbers. There will be no collections actions, but a negative CityDorm balance would obviously prevent you from renting another CityDorm.

Abandoning a Unit
If rent is 72 hours overdue and we haven't heard from you, an e-mail or text will be sent out to confirm you are safe and have deliberately decided to abandon the unit. If you don't respond within 12 hours, an Advocate will come out to do a welfare check. If you cannot be located, a missing persons search will be initiated. If you are sick, hurt, incarcerated, or otherwise incapacitated, there will be no fee for this crisis response. If you simply decided to leave the unit and didn't bother to tell anyone, an appropriate fee will be deducted from your account for wasting our time. Abandoned personal items will be held for one week, then discarded.
